On the surface, the preliminary numbers for October suggest it was quite similar to September. Looking at the ARMLS data across all areas and types we see the following:
Sales per Month: 7,606 in October – down 5.9% from September but up 16.6% from this time last year.
Active Listings (including AWC): 27,063 on October 31 – up 0.7% from September 30 but down 40% from this time last year.
Active Listings (excluding AWC): 19,578 on October 31 – up 1.3% from September 30 but down 50% from this time last year.
Pending Sales: 10,509 on October 31, down 3% from September 30, but up 9% compared with this time last year.
Days Inventory: 98 on October 31, the same as September 30 but dramatically down from 184 at this time last year
Sales Price as a Percentage of List: 96.70% on October 31, almost the same as 96.84% on October 1 but up from 95.21% on October 31, 2010
Reviewing the statistics of October 2011, we can see that all these numbers are far better than 12 months ago. However, most of the real estate statistics are not quite as good as the previous month. This may be due to the lull that we always experience going into the holiday season of Thanksgiving and Christmas. No real surprise here as the real estate market is following normal seasonal patterns for this time of year. Overall however the market is turning and prices will follow shortly. If you are looking at Scottsdale homes the time to get serious and get off the fence is now.
