Scottsdale Golf Clubs Change to Market Based Pricing

If you are considering purchasing a Scottsdale home in a golf community, you should be aware that many Scottsdale golf clubs have changed from a set price for a golf membership to “market-based pricing”. This greatly affects the purchase price and value of the memberships in those Scottsdale communities. Estancia and DC Ranch both currently homes in scottsdale golf communitiesuse Market Based Pricing to sell the memberships of those who want out of the club. Several other clubs are considering changing to this pricing structure based on the huge success that both clubs have garnered. The market based pricing is a huge benefit to potential club members because it substantially reduces the price of the membership. Each club operates its member based pricing slightly differently but this is how it generally works:

Any member wishing to sell their membership may submit their Resale Price in writing to the Club prior to 5:00 p.m. on the last day of a month. The submitted price becomes effective the first day of the following month and is binding until sold or modified/revoked in writing. A selling Member may change their price in writing during each month, and such change will be effective on the first day of the next month. The Club will sell from the Seller List based on the lowest Resale Price available. If more than one member has the same Resale Price, they will be sold with priority given to seniority of membership tenure. The Transfer Fee, paid by the Seller, will be $30,000 or 20% of the price, whichever is greater. The Club will communicate to prospective members the lowest price available. A prospective member may reserve a membership with an application and a refundable check for the purchase price. If the applicant is approved, they will owe their pro-rated dues for the remainder of our fiscal year on their first monthly statement. If they are not approved, the Club will refund the full purchase price.
