New construction isn’t seen often in North Scottsdale, and several homebuyers have been waiting years for new Troon homes to be built. Lately, we have seen a number of exciting projects popping up near Troon, including Lyle Anderson’s new community, Sierra Reserve. Now, a 9-year-old project called Atalon has just been purchased by Toll Brothers. Though it will still be a while before construction can begin, buyers may be seeing even more new Troon homes cropping up in the future.
The Atalon project currently consists of plans for a 33-home luxury community located just adjacent to Desert Summit in the Troon area of North Scottsdale. The site sits north of Jomax Road on 118th Street. Original plans for the community were approved by the Scottsdale City Council in 2004 and called for 17 homesites. The council approved rezoning for the project in 2011, allowing for 33 lots on 62 acres of the 81-acre property. The remaining acreage would go to natural area open space (NAOS). This includes 150-foot buffer of NAOS land surrounding the community. Also included are several boulder outcroppings and two large washes that will be preserved in the design.
The sale price for the land was $5 million, equaling $61,728 per gross acre. The Scottsdale City Council still needs to approve the final plat before Toll Brothers can begin building the new Troon homes.
The project received some opposition in 2011 by area homeowners who disapproved of the density of homes within the planned community. However, hopeful homebuyers are now anticipating new construction in the premier location of Troon.
