Many out of state clients are shocked to hear that much of North Scottsdale is located in a FEMA designated flood zone. Changes to the Scottsdale flood maps show that large parts of DC Ranch, McDowell Mountain Ranch, Legend Trail and other communities are within the flood zone. Both of my last two homes were in a flood zone. To me, it is just part of living in North Scottsdale. Of course, floods are extremely rare in the desert. Most of these homes are in 100-year zones meaning that a flood is likely once every 100 years. Nevertheless, flood insurance is recommended if you are paying cash for your home, and required if you have a mortgage.
Recent modifications to FEMA’s flood insurance rate maps will impact some Scottsdale residents who may now find that their property lies within newly designated flood hazard areas.
The newly designated flood hazard areas are along the boundaries of the major washes that traverse North Scottsdale. If you are concerned whether your property may be in an area now designated as a flood hazard area, you can confirm that by contacting the City of Scottsdale’s Floodplain Management at 480-312-2500 or by emailing Drainage Inspector Robert Henderson at rhenderson@scottsdaleaz. gov. You should provide your address, zip code and real estate parcel number.
