I am often asked by clients how many open building lots are available in certain Scottsdale country club communities. They want to know if there are many of empty building lots. This will determine how much future construction to expect and whether the clubs are fully developed or not. The answer varies from club to club.
Mirabel Golf Club has 347 homesites with 158 completed homes. Thus only 50% of Mirabel is currently built out. There are still 175 undeveloped home sites, 7 homes under construction and 7 in design review, which will begin construction soon.
Estancia Golf Club has a total of 220 buildable lots with 187 completed homes. However, 20 of the undeveloped lots will likely never be built on. Many members buy additional lots to preserve views. For example, Peter Lynch owns 6 lots around his home. So although 85% of the lots in Estancia have homes, realistically Estancia is close to 94% built out. There are very few open buildable lots left in the Estancia Golf Club.
Silverleaf Golf Club has 600 total lots with 250 houses currently built. The original developer still holds 25 lots. There are 55 homes are under construction, 75 homes are in design review and will begin construction shortly. Currently less than 50% of Silverleaf is built out. However, Silverleaf Golf Club will be approximately 63% built out once the homes in design review complete construction.
Desert Highlands Golf Club has 560 lots with 510 houses built or under construction. Desert Highlands is 91% built out with 50 undeveloped lots. However, many will never be developed as many homeowners buy adjacent lots to preserve views. So there are very few lots available for development in the golf club.
