The Arizona Regional MLS has just released its June report showing the geographic distribution of foreclosures across the valley. The areas with the highest concentrations of foreclosures are shown by large red dots. You can see clearly from the chart below that the majority of Phoenix foreclosures remain in the far corners of the valley. The far reaches of the Valley are the most depressed neighborhoods and have the greatest concentration of bank owned homes. 
They include Anthem, San Tan Valley, Buckeye and Maricopa. Parts of the West Valley including Peoria, Glendale and Surprise also have high concentrations.
You will note that the Northeast corner of the city (North of the McDowell Mountain Regional Park) has a negligible amount of foreclosures. This area includes the zip codes of 85255 and 85262. This is the prime area of the valley and there are currently very few foreclosures on the market in North Scottsdale. Some of the coveted neighborhoods in North Scottsdale include DC Ranch, Grayhawk, Troon, Legend Trail and Desert Mountain.
